Property managers juggle dozens of vendors, hundreds of tenants and a constant stream of work orders. An appliance call that should be simple can easily turn into a week of phone tag, missed appointments and invoices that do not match the unit. Fix Cheetah handles property management appliance repair for strata corporations, rental building owners and management companies across Vancouver, Metro Vancouver and the Fraser Valley, and the goal is to make appliance service predictable.
We contact tenants directly to book access, arrive when we say we will, diagnose properly, and send you a clear report with photos and a transparent upfront quote when approval is needed. Invoices reference your work order number, building and unit, so your accounting team does not have to chase details.
Because we service most major brands and are open 24 hours a day, 7 days a week, one call covers everything from a single leaking dishwasher to a building-wide appliance replacement.
Strata and Rental Buildings
Stratas and purpose-built rentals have their own challenges. Many buildings share a single model of fridge, range and stacked washer-dryer across dozens of suites, so the same failures tend to repeat. We track what we see, stock the parts that fail most often for your buildings, and flag patterns early so you can plan rather than react.
We are familiar with strata bylaws on working hours, elevator bookings and parking, and we treat common areas and suites with care. Leaks from washers and dishwashers in multi-storey buildings can damage units below, so these calls are prioritized.
Tenant Coordination
Tenant scheduling is where many vendors fall down. With your permission, we contact tenants directly to arrange access, confirm the appointment the day before and send an arrival notice. If a tenant is not home or access fails, we let you know immediately rather than billing you for a wasted trip without explanation.
- Direct tenant contact for scheduling, with your approval
- Reminders and arrival notices to reduce no-access visits
- Entry notice support to help you meet residential tenancy requirements
- Respectful, tidy technicians who wear shoe covers and clean up
- Clear updates to the property manager at each step
Work Orders, Approvals and Invoicing
We work within your process. Send work orders by email or through your maintenance platform, set a not-to-exceed amount for routine repairs, and we will ask for approval before going over it. After each visit you receive a service report with the diagnosis, work done, parts used and photos where relevant.
Invoices are issued per unit and reference your work order, building and suite number. For portfolios with multiple owners or strata plans, we can bill the correct entity for each job so your accounting team is not splitting invoices by hand.
Volume Replacements and Turnovers
When a building's appliances reach end of life, or a new owner wants a refresh between tenancies, we coordinate volume replacements from start to finish. We measure openings, confirm gas and electrical requirements, schedule deliveries floor by floor, install and test each unit, and arrange removal and responsible disposal of the old appliances.
For unit turnovers, we can inspect and service all appliances in a vacant suite in a single visit, clean dryer vents and dishwasher filters, and report anything the next tenant is likely to complain about.
Repair or Replace Recommendations
We give honest recommendations based on age, parts cost and how often a unit has failed. For rental property, a slightly more expensive repair can make sense on a newer appliance, while a third compressor call on an ageing fridge usually means it is time to replace. We help you make that call with numbers, not guesswork.
What we take care of
Missed tenant appointments
Vendors who do not confirm access, leading to wasted trips and unhappy tenants. We handle scheduling and reminders directly.
Invoices that do not match units
Bills without work order or suite numbers. Ours are itemized per unit and reference your internal numbers.
Repeat failures on the same model
Identical appliances across a building failing the same way. We track patterns and stock the parts your buildings need.
Washer and dishwasher leaks into units below
Failed hoses, door boots and pumps that can cause insurance claims. We prioritize leak calls in multi-storey buildings.
Clogged dryer vents in stacked units
Long condo vent runs full of lint that cause slow drying, tenant complaints and fire risk. We clean and test airflow.
Slow turnovers between tenancies
Appliance issues discovered on move-in day. We inspect and service all appliances in vacant suites in one visit.
Coordinating building-wide replacements
Measuring, ordering, delivering, installing and disposing of dozens of appliances without disrupting residents.
